    What We Build

    Renovation Services in Manhattan

Kitchen Renovations by Citi Contracting in Manhattan

    Kitchen Renovations

High-end kitchens built around how you actually cook and entertain. We handle marble and quartzite slab layout, appliance integration, and the code-compliant relocation of gas, water, and ventilation that Manhattan buildings scrutinize. Custom cabinetry is built to the millimeter for prewar walls that are never quite square.

Bathroom Renovations by Citi Contracting in Manhattan

    Bathroom Renovations

Waterproofing first, beauty second — in that order. We build to the soundproofing and wet-stack rules your building enforces, then finish with large-format tile, slab surrounds, and fixtures set with zero tolerance for drift.

    Where We Work

    Neighborhoods We Serve

We work throughout Manhattan, from the Financial District to Inwood. These are the areas where you'll find the most of our recent work.

    Central Park South

Full-floor residences and penthouses with park views, where finishes are scrutinized and building rules are strict. Much of our recent Manhattan work — kitchens, full interiors, and lacquered millwork — has been built here.

    Tribeca

Converted loft buildings and cast-iron landmarks with long spans, exposed structure, and unforgiving floor assemblies. We plan wet-stack moves and sound isolation early so the board review goes smoothly.

    Upper West Side

Classic prewar co-ops with plaster walls, original moldings, and layouts that rarely match the drawings. We restore the detail worth keeping and rebuild the rest with modern mechanicals.

    SoHo

Open lofts and luxury condos where millwork does the work of walls. Custom built-ins, kitchens, and storage designed to define space without closing it in.

    Service Area

    Serving All Manhattan Neighborhoods

From the historic brownstones of the Upper West Side to the modern lofts of Tribeca and the high-rises of the Upper East Side, we know the building-specific codes of every zip code.

    The Manhattan Difference

Renovating a Co-op or Condo in Manhattan

In Manhattan, the building is a second client. Approvals, insurance, and access rules shape the schedule as much as the scope of work does. Here is what to expect — and what we take off your plate.

    Board Approval & Alteration Agreements

Nearly every co-op and most condo buildings in Manhattan require board review before a single wall comes down. That means a submitted package — plans, scope, insurance, contractor credentials — and a signed alteration agreement that sets the rules for your job. Review can take weeks, so we start it the moment scope is settled rather than after design is final.

    Building Requirements

Buildings will ask for certificates of insurance naming the corporation, the managing agent, and often the board. They set work hours (typically 8 AM to 4 PM, weekdays only), require freight elevator and loading dock reservations, and expect Masonite floor protection, dust barriers, and sealed vents in every common area we pass through. We treat those rules as part of the build, not an afterthought.

    Permits & DOB Filings

Move plumbing, relocate walls, or touch gas and the job needs to be filed with the NYC Department of Buildings. We work with architects and expediters to file, post the Tenant Protection Plan where required, and carry the job through inspections and sign-off. Cosmetic work that does not require filing, we say so — nobody should pay for paperwork they do not need.

    How We Handle It

We manage the paperwork, coordinate directly with your managing agent, board, and superintendent, and keep the job compliant from demo through final walkthrough. You get one point of contact and a schedule that accounts for approvals instead of pretending they don't exist.

    How It Works

    Our Process

Most Manhattan projects run about three to four months from start to walkthrough, depending on scope and how quickly your board moves.

    01

    Consultation & Estimate

We walk the space, talk through what you want, and come back with a clear line-by-line estimate — no placeholder numbers.

    02

    Design & Planning

Layouts, materials, and selections get locked in with you and your architect or designer, so nothing is decided under pressure mid-build.

    03

    Board Approvals & Permits

We assemble the alteration package, provide insurance certificates, coordinate with management, and handle DOB filings when the scope requires them.

    04

    Construction

Protected common areas, building hours respected, licensed trades coordinated, and weekly updates so you always know where the job stands.

    05

    Final Walkthrough

John walks the finished home with you, punch list in hand. Nothing closes out until it is right.

    Success Stories

"I worked with John on a full condo renovation and had an excellent experience from start to finish. He was professional, great at communication, and extremely trustworthy throughout the entire process. As with any full renovation, there were a few hiccups along the way, and John was great at problem-solving—he consistently came prepared with smart suggestions and practical ideas that helped us work through challenges efficiently. I've since referred John to many friends, all of whom were very happy with their projects. In fact, I was so confident in his work that I asked John to come back long after the initial reno project to help repair my apartment after a flood in the building, and his team did a fantastic job that second time around as well. I would absolutely recommend John and his team to anyone looking for a reliable, high-quality contractor."

"We used Citi Contracting to do a full renovation of our apartment. It is a very scary process, involving so many elements, that can easily go wrong. Right from the beginning, we had a great feeling meeting with John. He gave us an honest walkthrough of what we would be looking at in terms of the renovations. We could tell instantly, compared to other people we had met with, that he was the real deal. He and his crew did an AMAZING job during the renovation. Their quality and workmanship is absolutely superb. If anything ever hit a "snag", they gave us a full rundown of what was going on, and options to overcome it. They are one of the few HONEST ones I have truly met out there...you never have to worry about being taken advantage of. I cannot say enough good things about these people...it is extremely difficult to find a company like this...and I would whole heartedly recommend them for any project!!"
